Is rent late if paid after 5pm on the fifth of the month?

No.  Rent is not late until we open our doors on the morning of the 6th.

How long after I’m approved do I have before I’m required to sign a lease?

Lessee’s must sign a lease within 3 days of an application being approved.

Do you accept co-signers?

Co-signers are accepted on a case by case basis.  An applicant must be processed first to make sure that they themselves do not qualify for the property.  After an applicant is processed, as long as there are not parts of the application that require immediate denial, the applicant can be offered the option of getting a co-signer.  Co-signers will fill out the same application as the applicant and will be required to go on the lease and sign the lease with the new resident.

How do I report a maintenance issue?

Unless it is an emergency, all maintenance request must be put in writing and turned into the office.  You can put a request in writing by filing out our maintenance request form at the office or by submitting the maintenance request online through our website. Emergency issues can be called into the office at any time.  We have a 24 hour emergency maintenance line where an on call agent can be reached after hours and on the weekends.

What is the penalty for breaking a lease?

The amount of unpaid rent due through the remainder of the lease term will be reported to the credit bureau and will be reflected as negative credit on the tenant’s credit report.

What if I need to move before my lease expires?

The lease contains language that outlines the steps required for Assignment of Lease.  The process begins with the tenant submitting a written request seeking permission to release the property.  The property manager will then complete a walk-through of the property and determine whether or not the tenant will be allowed to proceed with the release process.  If permission is granted then the tenant is then required to complete the Procedures of Lease form and pay an administrative fee of $300 or half a month’s rent, whichever is greater.  The tenant is required to advertise and show their property to new potential tenants.  The tenant is still responsible for paying the rent until a new tenant is found. Once the tenant has an interested person, the new potential tenant will fill out an application and be processed and approved by the office.  Once a new applicant is approved the new and old tenant will decide on an agreeable move in date for both parties and complete a final walk through of the property together.  The new tenant will sign a new lease and the old tenant will be fully released from their current lease.  As long as there is no damage, the outgoing tenant will receive their full deposit back.

When is rent due and what happens if it’s late?

Rent is due on the first of each month and it is considered late after the 5th of the month.  If rent is not paid by the 5th of the month then a $75.00 late fee is assessed.  Any late rent paid is required to be in a money order or cashier’s check and will not be accepted unless the $75.00 late fee is included.

How much is the first month’s rent?

If a lease starts on the 1st day of the month a full month’s rent is due.  If the lease starts anywhere between the 2nd – 15th day of the month then a pro-rated amount of rent is due upon move in.  If the lease starts after the 15th of a month then a full month’s rent is due upon move in and only the pro-rate is due on the 1st of the following month.

Do you accept personal checks or payment online?

The deposit, application fee and first month’s rent must be paid in a money order or cashier’s check.  After that we accept personal checks.  Payments may be dropped off at our office during our business hours or through a drop slot on our front door if we are closed.  We do not accept cash and we do not offer online payments.

How long can you hold a property with an approved application?

How much is the deposit?

All deposits are equal to the monthly rent of the property you are applying for.  Deposits are required to hold a property off the rental market.  All deposits are refunded if for any reason the applicants are denied or if the applicants change their mind while their application is still being process or within 3 business days of an application being approved.

What is the application process?

A prospective tenant may fill out an application after viewing the interior of the property with a leasing agent.  The application must be turned into our office along with application fee and deposit.  The application fee and deposit must be in two separate money orders or cashier’s checks.  It takes 2-3 business days to process an application.  We do a credit check where we look for more positive than negative accounts, we contact previous landlords for past rental histories, we verify that all adults combined make a least 3 times the monthly rent and we perform a background check.  All adults that will be living in a property will be required to fill out an application and be on the lease.  Married couples can submit and joint application.
